Off-Plan Property CGI: How Developers Sell Before Completion

Imagineer EditorialOff-plan CGIProperty development7 min read

Off-plan property CGI lets a buyer see what they are committing to before anything is built: the layout, the light and how the spaces connect. Used well, it gives a sales team something concrete to talk through, so the conversation moves from the floor plan to how the buyer would live in the home.

Imagineer builds CGI for developers and operators from the architect’s drawings, so the work can start long before a show home or marketing suite exists. This article covers what off-plan buyers need to see, which CGI format suits which stage of a campaign, and where the limits are.

In brief

  • Plans are written for builders and planners, so an off-plan buyer has to imagine most of what they are buying.
  • Stills, 360-degree CGI tours and Live Guided viewings each suit a different stage of a sales campaign.
  • CGI is built from drawings and delivered remotely, typically in two to four weeks from suitable information.
  • It shows the design as intended. It does not guarantee sales, and it needs to stay in step with design changes.

Why is an off-plan purchase harder to decide on than a finished home?

An off-plan buyer is committing to something they cannot visit. The material they are given is usually a floor plan, a specification, a brochure and a price list. Plans are written for builders and planners, not buyers, and they say little about ceiling height, how daylight reaches the living space, or how the hallway connects the rooms.

That gap is where uncertainty sits. Every question the buyer cannot answer from the material becomes either a reason to wait or a question the sales team answers from memory. Reducing that uncertainty is the commercial job of off-plan marketing.

What does CGI show that drawings and brochures do not?

Photorealistic CGI built from the architect’s drawings shows finishes, proportions, light and context. A kitchen stops being a labelled rectangle and becomes a space with a relationship to the living area and the garden.

A floor plan tells a buyer how big a room is. CGI shows what it is like to stand in it.

That matters most for the parts of a home that are hardest to read from a plan: how large a room will feel, where the light falls, what the view will be, and how the home flows from the entrance to the bedrooms. It is also useful well beyond the buyer. Lenders, partners, agents and the design team all understand a scheme faster from an image than from a drawing set.

Which CGI format suits which stage of an off-plan campaign?

Most campaigns need more than one format, used at different points. The useful question is what the buyer needs at each stage.

  1. Stills and animationLaunch and awareness. Key exteriors and interiors for the website, brochure and hoarding, and an animation to carry the scheme on social media.
  2. 360-degree CGI tourConsidered buyers. An interactive 3DVista tour lets a buyer move through the home at their own pace, on any device, at any hour.
  3. Live Guided viewingSerious enquiries. A sales negotiator walks the buyer through the same CGI environment on a video call and responds to what they ask.

The testBefore commissioning anything, ask who will present it, at what point in the sales process, and what the buyer needs to see to take the next step.

If the answer is only “it goes on the website”, a set of stills may be enough. If sales negotiators will be talking buyers through the scheme, the tour and the Live Guided option are worth planning from the start.

What does a show home virtual tour need to show?

A virtual show home does the job a physical one does before the building exists, and for buyers who cannot travel to see it. The aim is to answer the questions buyers ask most often.

  • Layout and circulation
  • Room proportions and ceiling heights
  • Natural light and views
  • Finishes and fittings as specified
  • Kitchen and storage
  • Outdoor space and balconies

A virtual show home does not have to replace a physical one. A physical show home gives a feel for scale and materials. A CGI tour covers the homes that are not built yet, the buyers who cannot visit, and the house types that will never have a show home of their own.

How does remote delivery work on an international scheme?

Because the work starts from drawings, it does not depend on the team being in one place. An off-plan development in Tinos, Greece, was delivered remotely through collaboration involving teams in the United Kingdom, Greece and China.

  • United Kingdom production
  • Greece project location
  • China team collaboration
  • Remote from drawings

We do not name the client on that project, and we are not claiming sales outcomes for it. It is an example of how the process works when the people involved are in different countries, not evidence of a result.

What does Imagineer’s wider experience show?

Imagineer’s longest-running programme is with David Lloyd Clubs. It is a leisure programme rather than a residential one, but the format is the same: CGI built before the building is finished, a self-guided tour for browsing and a Live Guided option for a conversation.

Two things happened on the same day. We do not have customer-level attribution, and this is a leisure presale, so it is an example of Live Guided viewing working at volume on a launch day, not proof of a conversion rate or a residential result.

What are the limits of off-plan CGI?

CGI shows the design as intended. If the layout, specification or elevation changes, the images need to change with it, so agree how design changes will be fed back before production starts.

Label CGI clearly as CGI, and take advice on how your sales material describes homes that are not yet built. Imagery should reflect the approved design.

CGI also does not guarantee sales. Price, location, the sales team and the market still decide the outcome. What CGI does is reduce the uncertainty buyers have to carry.

What do you need to commission it, and how long does it take?

We work from the architect’s drawings: CAD or DWG files, Revit or SketchUp models, or PDF plans, plus a specification and any reference imagery. From there we build the model, render the key views and, where it is wanted, assemble a 3DVista tour.

  • 2 to 4 weeks from suitable drawings
  • Remote delivery
  • Browser or iPad online or offline in a sales suite

Lead time is indicative. It depends on the size of the scheme and the number of views, tours and house types.

Frequently asked questions

What is off-plan property CGI?

It is photorealistic imagery, animation or an interactive tour of a property that has not been built, produced from the architect’s drawings so buyers can see the design before construction is complete.

Can CGI be made from architectural drawings alone?

Yes. We can work from CAD or DWG files, Revit or SketchUp models and PDF plans, with a specification and reference imagery. Typical lead time is two to four weeks from receiving suitable drawings.

Is a CGI virtual tour better than a physical show home?

Neither is better in every case. A physical show home conveys scale and materials. A CGI tour covers homes that are not built, buyers who cannot visit and house types without a show home. Many campaigns use both.

Can a developer in Manchester commission this remotely?

Yes. The work is built from drawings and delivered online, so a developer elsewhere in the UK, or abroad, can commission it without a site visit.
